Abstract
Fault Tree Analysis (FTA) is an analysis technique to identify the failure of a sys-tem. The system failure in this study is the delay of the building construction project. FTAs can be analyzed qualitatively using Boolean Algebra or quantitatively using reliability theory. The Event Tree Analysis (ETA) method is an analysis technique used to evaluate processes and events that lead to possible failures. This method is useful in analyzing the consequences arising from failure or unwanted events, Bow-Tie Analysis is a diagrammatic method used to describe and analyze the path of a risk from the factors that cause failure to its impact. In this study, a qualitative method was used with observation techniques and interviews on the research ob-ject, and with a quantitative method to calculate the reliability test. The results of this study are the factors that cause delays in the construction of Housing Develop-ment X in the Bekasi Region after being analyzed using the FTA method, including delays in signing contracts, delays in the availability of construction materials, and delays in installation, so that the largest rate of system failure (delay) seen from the reliability test is installation work of 0.358. The impact of the factors that caused the delay in the construction of housing X in Bekasi for 14 days which was supposed to be completed on December 10 became December 24, and after being carried out by Trac King and looking for a failure value, the number was 0.0778. Efforts to prevent delays in the construction of housing X in the Bekasi area use the Bow Tie (BTA) method, which is to diagram cause and effect (cause and risk) and then take preventive measures, including by carrying out management from the project head and supervisory consultant by carrying out their roles as best as possible. This method is proven by the reliability test value in housing X in Bekasi, which is from the failure value of 0.778 after calculating the reliability value, 0.925 is obtained, which means that the failure of a system is still feasible or normal.
