Abstract

This study aims to analyze the comparison of structural performance and cost estimates for simple houses affected by the earthquake in Cianjur. The analysis reveals that houses of types 30, 36, 45, and 70 built in accordance with the Indonesian National Standards (SNI) exhibit better structural performance, with spectrum values of 0.9 that do not exceed the building permit limits. In contrast, houses not adhering to SNI show a spectrum value of only 0.5, indicating their inability to meet expected safety standards. Additionally, in terms of cost estimates (RAB), houses meeting SNI have an average total construction cost of Rp 6.181.7569, which is significantly higher compared to the Rp 3.265.729 required for simple houses not complying with SNI. The cost difference of Rp 3.553.027 highlights that although the initial cost for SNI-compliant houses is higher, it is crucial for ensuring structural quality and reducing future damage risks. The study also indicates that while the higher budget for SNI-compliant construction may be a concern, this investment can reduce long-term repair and maintenance costs. Houses not meeting SNI standards might be cheaper initially, but the risk of damage and higher future maintenance costs can make them more expensive overall. This research underscores the importance of adhering to SNI standards in construction to ensure the sustainability and safety of building structures. The findings emphasize the need for SNI implementation in simple house construction to improve earthquake resilience and minimize long-term damage and costs. A major challenge is the higher initial cost, which leads many people to opt for construction without following SNI standards.
