Abstract

The implementation of EVM (Earned Value Method) plays an important role in controlling project cost and schedule performance. By applying EVM, cost and schedule performance indicators can be determined. The project budget health can be assessed to identify whether there is a cost overrun or cost underrun. In terms of project schedule, it can be determined if the project is ahead of schedule (schedule overrun) or experiencing delays (schedule underrun). This research focuses on the project of constructing Mr. Didik's residential house located in Taman Kartini, Margahayu Village, East Bekasi District, Bekasi City, West Java. Through the analysis using the earned value method, the CV value was found to be negative from Week 1 to Week 11, with the lowest value of -Rp. 1,837,000.53 in Week 11 and the highest value of -Rp. 78,693,822.44 in Week 6. The SV value showed negative values from Week 26 to Week 32, with the highest negative value of -Rp. 168,707,460.60 in Week 30. The CPI value was found to be < 1 from Week 1 to Week 11, with the lowest value of 0.38 in Week
1. The SPI value was found to be < 1 from Week 26 to Week 32, with the lowest value of 0.87 in Week 30. If the constant cost productivity index, as observed in Week 32, is considered, it is projected that an additional budget of Rp. 407,424,635.04 will be needed to complete all the work in the field. If the constant cost productivity index, as observed in Week 32, is considered, the cumulative projected project completion cost is estimated to be Rp. 1,487,089,337.04, compared to the project contract value of Rp. 1,734,279,761.16 (excluding contractor fees). This indicates a cost saving of Rp. 247,190,424.13. If the constant schedule productivity index, as observed in Week 32, is considered, it is projected that an additional
12.35 weeks will be needed to complete all the work in the field. If the constant schedule productivity index, as observed in Week 32, is considered, the cumulative projected project completion time is estimated to be 44.35 weeks. This indicates a delay of 1.35 weeks from the planned 43 weeks.
